Andy Berkovitz joined HOMZ in 2010 as the Team Assistant. He assists with applications, waiting list maintenance, collections, damage invoice, security deposit refunds and several new tasks related to EIV reports. Andy received excellent training and benefited from considerable on-the-job training. Born and raised in Madison, Andy attended the University of Wisconsin-Madison earning his Bachelors degree in English Literature. He worked at Wisconsin Relay providing phone service for deaf and hard-of-hearing individuals prior to joining HOMZ. His time outside the office is spent working weekends as a bouncer at the Great Dane Brew Pub. Andy is a sports enthusiast and especially enjoys the Wisconsin Badgers, Bucks, Brewers and Packers. He also enjoys outdoor warm weather activities like boating, swimming and lounging on the beach as well as spending time with family and friends, meeting new people and any social activity.
Peg Berkovitz , COS, TCS, BOS, CMH, CMM (Certified Occupancy Specialist, Tax Credit Specialist, Blended Occupancy Specialist, Certified Manager of Housing, Certified Manager of Maintenance by the National Center for Housing Management) and S.T.A.R. (Rural Development certification by Spectrum, Inc.) and Real Estate Broker for the State of Wisconsin, serves as Team Coordinator. Peg had fourteen years of real estate management experience in residential properties, student housing and figure salons prior to joining HOMZ in 1990. As Team Coordinator she oversees the marketing, management, maintenance and financial operations of the properties in her portfolio. Peg is responsible for the day-to-day operations of 550 units of multifamily housing in 11 properties throughout Wisconsin and Iowa. Peg's interests outside the office include attending area farmers' markets, spending time with family and volunteering for Madison Festivals, Inc.
Jenny Cassens has worked in various accounting positions at HOMZ Management Corporation since 2006. She earned a Bachelors degree in Business Administration from the University of Wisconsin - Platteville. Prior to joining HOMZ, she was a business office manager and an assistant manager in a restaurant, as well as other customer service roles. Her responsibilities at HOMZ include payroll, financial statement preparation, processing mortgage payments, management fees and project reimbursements, as well as all entity accounting. Jenny enjoys camping, hiking, live music and spending time with her husband and pets.
Kelli Cogdill , COS, CFM, CMH, CMM, TCS and AHM (Certified Occupancy Specialist, Certified Financial Manager, Certified Manager of Housing, Certified Tax Credit Specialist by the National Center for Housing Management) and Assisted Housing Manager (by Quadel) joined HOMZ in 2011. Kelli has served in many capacities such an on-site manager, regional manager as well as principal and president of a property management firm in her eighteen years working in the affordable housing industry. Her portfolio includes properties stretching from Des Moines and Ottumwa to Cedar Rapids. For recreation, Kelli enjoys cooking, reading, going to movies, spending time with her husband and children, and "attempting" to play golf.
Marcy Dresen is the Accounts Payable Specialist at HOMZ since 2008. Her duties include coding and paying invoices for all the properties. She interacts with Team Coordinators and the Resident Relations and Maintenance Specialists at all the sites in the performance of her responsibilities. Prior to joining HOMZ, Marcy had over twelve years of customer service experience in various positions, many with an emphasis on accounting. When not working, Marcy enjoys karaoke, dancing and spending time with her family and friends.
Barbara Freiboth , COS (Certified Occupancy Specialist by the National Center for Housing Management), has served as an Occupancy Specialist for all properties managed by HOMZ since 1996. Barb and her compliance team process all annual and interim resident rent certifications, prepare and submit all housing assistance payments requests to various agencies, coordinate all move-in/move-outs and maintain tenant files in compliance with all governmental agency requirements. Away from the office, Barb spends time with her family and grandchildren, and her dog. She takes many road trips to various locations and enjoys sharing her creative ideas with family and friends.
Anna Newlun , COS, TCS, BOS (Certified Occupancy Specialist, Tax Credit Specialist and Blended Occupancy Specialist by the National Center for Housing Management) earned her bachelor's degree from the University of Wisconsin - La Crosse with a marketing major and an international business minor. Her first work experience in property management was managing a 190-unit property in the Wisconsin Dells area. More recently Anna worked in a Human Resource capacity as the Recruitment Coordinator for Organic Valley where she interviewed, hired and trained new personnel. For recreation, Anna enjoys spending time outdoors with her husband and son at their log cabin as well as coaching her son's baseball team, participating in running events, boating, swimming, hunting and off-road four-wheel adventures.
Lester (Spike) Pedersen , PMP (Project Management Professional by the Project Management Institute), joined HOMZ Management Corporation in 2004 and serves as Special Projects Coordinator. Prior to joining HOMZ, Spike worked as a property and maintenance manager overseeing several large rehabilitation projects. He also owned and operated a hardware store for fifteen years. As Special Projects Coordinator, Spike is responsible for preparing specifications, obtaining bids and overseeing all major repair work performed by outside contractors (such as roofing, siding, remodeling, etc.). His experience dealing with contractors and others in the building and maintenance trades serves HOMZ well. Spike's interests outside the office include writing novels, biking, motorcycling, hiking, spending time with his family and grandchildren.
Sheryl Randall , COS, BOS, TCS, CMM (Certified Occupancy Specialist, Blended Occupancy Specialist, Tax Credit Specialist, Certified Manager of Maintenance by the National Center for Housing Management), has served as a Team Coordinator with HOMZ since 2004. Past work experience included six years work as an on-site leasing agent, property manager and regional manager for a conventional property management firm in the Madison area. Sheryl is responsible for oversight of 456 units in 11 Iowa and Wisconsin communities. Sheryl is a licensed real estate broker in Iowa. Out of the office, Sheryl enjoys motorcycling, traveling, and spending time with family and grandchildren, along with spending time with friends.
Betty Sands , COS, TCS (Certified Occupancy Specialist and Certified Tax Credit Specialist by the National Center for Housing Management), serves as the Team Coordinator in the Quad Cities area. Betty joined HOMZ with five years of property management experience and went on to work with HOMZ for ten years as Resident Relations Specialist at three HOMZ properties. Betty oversees 608 apartments in Bettendorf, Davenport and Ottumwa areas. Her time outside the office is spent volunteering for a senior organization, being outdoors, watching ballgames with family and reading.
Lori Seydel provides team coordinator assistance, secretarial and administrative support services at the HOMZ Bettendorf office. Lori joined HOMZ in 2006 as an on-site Resident Relations Specialist. She worked at several HOMZ properties before becoming the team assistant at the consolidated Quad Cities office. Lori's interests outside the office include gardening, cooking, baking and reading. She also enjoys spending time with her family.
Patricia Stenli provides secretarial and administrative support services at HOMZ. Patty had extensive experience in receptionist, secretarial, data entry, accounting and related office fields prior to joining our firm. She keeps our office organized. Patty enjoys traveling with her husband, motorcycling, stock car races, karaoke and going to movies.
Liliana Stroot , COS, TCS (Certified Occupancy Specialist and Tax Credit Specialist by the National Center for Housing Management), joined HOMZ in 2005. Her responsibilities include preparing leases for new move-ins, preparing annual and interim recertifications and preparation of the monthly housing assistance payments requests. Prior to joining HOMZ, Lil worked in various accounting and HUD contract administration positions at WHEDA. She especially enjoys time with her family, her sons' baseball games, along with boating and scrapbooking.
Andrea Warren joined HOMZ in 2008 as Marketing Specialist. As such, Andrea assists all Team Coordinators and on-site Resident Relations Specialists with marketing, print and other advertisements, community relations, special promotions, tradeshows, open houses, resident retention activities and keeping everyone motivated to market effectively. She is a graduate of Duquesne University with a Bachelors degree in Multimedia Arts. When Andrea is not busy working, she is volunteering at Hoo Haven Wildlife Rehabilitation and Education Center, fishing at her family's cabin on the Mississippi River, attending sporting events and spending time with her husband, Paul and two dogs, Lexi & Shiko.
Denver Wilkes , COS (Certified Occupancy Specialist by the National Center for Housing Management) has been a property management professional for the past nine years. She served as an on-site manager and specialist at a Section 42 tax credit property. For the past six years she has been a Compliance Specialist working cooperatively with property managers to process new applications and recertify residents in Section 42 and Rural Development properties. Denver earned a Bachelor of Arts - Social Work degree from the University of Wisconsin - Whitewater and worked in that field from 1998 - 2003. Balancing work and family responsibilities is important to Denver and husband, Chad. They have two young sons who keep them busy with school and recreational activities. Denver volunteers in her son's classroom weekly and enjoys camping, cooking, reading, music and supporting Wisconsin's national sports teams.
Linda Zeck , CPM (Certified Property Manager by the Institute of Real Estate Management), is Vice President, Secretary and Executive Manager of HOMZ Management Corporation. Since 1977 she has been responsible for the physical and fiscal management of 2,386 units of government-assisted and conventional housing in Wisconsin and Iowa. As Executive Manager, Linda is responsible for the supervision of personnel, management, maintenance and asset management of all properties in the HOMZ portfolio. Linda holds a real estate broker license in both Iowa and Wisconsin. When not working, Linda enjoys spending time with her family and grandchildren, reading, writing, golfing, traveling, and quiet cottage life.
